Investing in Yourself: Interview with Tim Bratz

Tim Bratz is the CEO and founder of Legacy Wealth Holdings, a real estate investment company that acquires and transforms distressed commercial and apartment buildings into high-performance investment assets.

Tim began his real estate career in 2007 brokering commercial leases in the competitive NYC real estate market, where he saw the true potential of investment real estate to transform personal finances and provide financial freedom. He spent time reading, attending workshops, and networking with accomplished entrepreneurs. Tim’s resourcefulness helped him acquire his first investment property in Charleston, SC in 2009 by using his credit card to buy a duplex. Tim transformed the rundown duplex all on his own and turned a profit on his first deal. He reinvested those proceeds and began seeking private capital to expand his holdings. Today Tim follows a simple formula to buying real estate: only invest for cash flow, only buy at wholesale prices, and force (never speculate) appreciation through value-add improvements & sweat equity. Working in real estate, Tim has learned how to build a passive business and create a residual income that allows him to live the lifestyle of his choice.

Tim now focuses on educating and empowering active operators and passive investors to become financially free through commercial real estate. Tim’s investment companies own over 3,200 rental units across six states. Tim is a husband and proud father, graduate of the Goldman Sachs 10,000 Small Businesses program, mentor for the Advisor’s Council mastermind, and active member of several other high-performance national entrepreneur & real estate masterminds.

Topics Tim enjoys speaking on –
• How I used a credit card to buy my first house at 23 years old
• The journey from flipping houses to owning a $250 Million real estate portfolio by the age of 34
• Building a business around your lifestyle
• Developing passive & residual income that allows you to do what you want, when you want, wherever you want
• How to passively invest in alternative assets like apartments
• Top 3 actions to be successful in commercial real estate investing

Scaling Your Real Estate Investment Business: Interview with Brian Daly

How do you fit 15 years of business successes and failures in a few sentences? Brian Daly is an entrepreneur, real estate investor, strategic business investor, and advisor. He received a firehose of experience in real estate and asset management by overseeing over 2,000 REO sales for one of the big 4 banks between 2008-2011. In 2011 Brian left the corporate world to start a real estate investment company initially focused on rehabbing and selling single-family homes in San Diego. By 2016 (with too many bumps on the way to count) that company grew to almost $10m in revenue and 60 employees with 2 other business lines in commercial construction and multi-family syndication. But, by the end of 2016, Brian exited that company over partnership disagreements about the future direction of the company. He took 2 years off real estate and business ownership while he had the incredible fortune to work with Darren Hardy, one of the best business owner/CEO mentors in the world. In 2019, the entrepreneur itch became too strong, and Brian left to go back to the scary, thrilling world of investing and business building. Starting from a standstill, his new investment company, Blue Wave Investments, is on pace for over $800,000 in revenue in its first 12 months, while earning over 25% annualized ROI for its investors.

Blue Wave Investments Bio:

Blue Wave Investments is currently focused on short-term value add real estate investments in the San Diego market with plans to add longer-term value-add syndications in multi-family and self-storage properties in select emerging growth markets of the Southwest and Midwest regions of the country. Our mission of restoration and transformation is at the core of what we do and why we do it. We love taking something that has been ignored, mistreated, or mismanaged and bringing new life back into it…while earning healthy returns for our investors in the process. Whatever opportunity we choose to tackle under that mission, we first make sure it’s a smart, sophisticated investment decision backed by trustworthy data and conservative forecasting.
